Flagler reports 300,000+ sq. ft. in lease transactions for first half of 2011

Flagler is reporting strong numbers across its Northeast Florida portfolio for the first half of 2011 with more than 300,000 square feet of closed lease transactions.

“Our portfolio continues to outperform the marketplace during this period of recovery,” said John Guitar, Flagler vice president & market officer for North and Central Florida. “In Northeast Florida, we have witnessed several new-to-market leases between 30,000 to 40,000 square feet, which is a testament to the region’s economic viability and an indication of future growth.”

Many of the new-to-market leases, which are leases made by companies who are new to the Jacksonville marketplace, are located at Flagler Center, one of Northeast Florida’s newest and largest master-planned office parks located off Interstate 95. Flagler Center is currently home to Baptist Medical Center South and Citicorp’s 600,000 square-foot corporate campus.

“As office space along the JTB and Southside corridor fills up, many businesses are looking to Flagler Center because of its prime location and excellent office spaces,” Guitar said. “The business park conveniently serves employees and businesses in both Duval and St. Johns counties.”

Several noteworthy deals at Flagler Center and other Flagler properties throughout Jacksonville in the first half of 2011 include:

• Harte Hanks renewed its lease for 120,000 square feet of warehouse space at Gran Park at the Avenues.

• Arizona Chemical extended and expanded its lease for a total of 42,911 square feet of office space at Deerwood North.

• Outreach Financial Services signed a new lease for 41,421 square feet of office space at Flagler Center.

• KeHe Distributors signed a new lease for 29,624 square feet of office space at Flagler Center.

• JP Morgan Chase expanded its lease by 21,246 square feet of office space at Deerwood South.

• Cisco signed a new lease for 15,995 square feet of office space at Deerwood South.

• Verizon Wireless renewed its lease for 9,618 square feet of office space at Gran Park at the Avenues.

• Brown & Brown renewed its lease for 9,233 square feet of office space at Deerwood South.

• Paychex signed a new lease for 8,843 square feet of office space at Flagler Center.

• IBM renewed its lease for 5,016 square feet of office space at Deerwood North.

• Gartner & Brock renewed its lease for 4,843 square feet of office space at DuPont Center.

• Ameriprise Holdings signed a new lease for 4,343 square feet of office space at Deerwood North.
